If you are thinking about a remodeling project or repairs for your unit in the future, we have tried to gather some information that may help you out.

With all of the excitement of choosing plumbing fixtures, cabinets, and tiles for a remodeling project, the most important decision you make won’t involve color swatches or glossy brochures. It’s the contractors and companies you pick for the work that makes or breaks the job. To make sure you’re getting the best person/company for the job, there are some questions to ask the candidates. This list is not all-inclusive, but may help you think about some questions to ask before you start any projects.

1. Is your bid an estimate or a fixed price?

If he or she says they can’t offer a fixed price because there are too many unknowns about the job, then try to eliminate the unknowns. In a building like The Lift, there can be several unknowns such as moving plumbing pipes in the ceilings and working with uneven concrete floors. Try to dig around your place and identify any problem areas beforehand or have the contractor do this for you.

2. Would you please itemize your bid?

Many contractors prefer to give you a single, bottom-line price for your project, but this puts you in the dark about what they’re charging for each aspect of the job. If you get an itemized bid, it’ll show the costs for all of the various elements of the job—demolition, framing, plumbing, electrical, tile, fixtures, and so forth. Other contractors use a ‘T & M’ method (time and material). For many projects this ‘may’ be the least cost due to the contractor not having to add a large fudge factor on a fixed bid to cover any possible problems.

3. How long have you been doing business in this town?

A contractor who’s been plying his trade locally for 5 or 10 years makes him a safer bet than a contractor who’s either new to the business or new to the area — or who’s planning to commute to your job from 50 miles away.

4. How long will it take?

There is one thing that is nearly universal: No matter how much you pre-plan, research, and prep for the job, most jobs always seems to take a lot longer than you thought, and will cost a lot more than you planned. Planning ahead and giving yourself plenty of time can reduce some of the stress of the project. Some contractors can cut corners and whip through a job, but you may end up paying more for the job in the future if problems come up.
